Sustainable buildings winning the green race

Australia’s biggest builders and developers create some of the world’s most innovative projects. And whether their buildings offer human-centric design, net zero benchmark or integrated fit outs, they continue to challenge and change the way we live, work and play.

So, who’s winning the green race? Here are some of our favourite buildings at the forefront of sustainability.

25 King Street, Brisbane

Lendlease’s building in Brisbane is believed to be Australia’s tallest engineered timber office as part of an emerging inner-city business destination. Opening in November last year, it’s the first of its kind in the property market with an extensive use of innovative and sustainable building materials, such as glue laminated timber structure beams and columns, and cross laminated timber (CLT) floors – all 21,175sq m. It’s Lendlease’s fifth engineered timber building in Australia, and is spread over nine levels with open and flexible office space complemented by exposed timber structures. It offers employees a healthier way to work, a culture of collaboration and a sense of belonging. Located in the Brisbane showgrounds precinct, 25 King Street is living, breathing and very impressive.

 

105 Phillip Street, Parramatta

 

You’ve heard of a green roof, so how about a soccer roof? On the banks of Sydney’s Parramatta River sits the city’s first 6-star Green Star – Office Design v3 rated building. Home to 1800 employees at the NSW Department of Education, this 13-storey building is seriously green, with a soccer pitch and barbecue area incorporated onto the roof for employees. Completed in May 2018, the building is owned by Charter Hall and constructed by Built. As a 6-star building, it achieved a 97.1 per cent recycling rate over the course of the demolition and construction activities, while the exposed services, integrated fit out and completely redesigned structure enabled the project to reduce steel and concrete by 33 per cent from the tender design.

 

Axle, South Eveleigh, Sydney

On the fringe of Sydney’s CBD, South Eveleigh is a new precinct emerging from the Australian Technology Park. Mirvac’s Axle is the first new building on the site, and achieves a 6-star Green Star Design and As Built rating, with an integrated fit out, monitoring of major energy and water uses in the building, as well as advanced sustainability initiatives for the mechanical, electrical, hydraulic and vertical transportation services. The new commercial building is home to the Commonwealth Bank of Australia and is a significant step for Mirvac in responding to the future of work, by creating somewhere special that combines flexible working and sustainability with diverse retail and community building. The entire precinct will be completed next year.

 

100 Mount St, North Sydney

Completed early this year, 100 Mount Street is a 35-storey mixed use tower designed to achieve a 5-star Green Star Design and As Built v1.1 Rating as well as WELL Core & Shell Gold Pre-certification from the International WELL Building Institute. It has some impressive green features, including an 8m high ceiling in the lobby space, double skin glass façade with automated blind system to optimise light and visibility, and floor plan that maximises the buildable area of the site while minimising the footprint, offering contiguous column-free space. By Dexus, the company has been recognised for its efforts towards de-carbonising its properties by targeting net zero emissions.
